How many islands does Puerto Rico have?

After moving to Puerto Rico and renovating our home we wanted to take in our surroundings. See what the Isla del Encanto had in store for us. We've traveled to several islands like Culebra they have Flamenco Beach one of the top rated beaches in the world. Vieques Island had lots of breathtaking beaches and wildlife reserves for horses they just roam around the island it's just spectacular and Gilligan's Island was a very small island but it was perfect to bring the kids and enjoy a picnic, soak in the sun and swim all day.

Please note: Gilligan's Island doesn't have any restaurants or car rentals so you can either buy food from the restaurant where you board the ferry to go to the island or just pack your meal. One day while looking for another adventure I started thinking how many islands does Puerto Rico actually have? Well after doing some research and to my surprise Puerto Rico has over 143 islands, cays, islets, and atolls. That is astonishing!!! The main Island of Puerto Rico, Culebra and Vieques are the only ones inhabited.

Our next day trip will be to the Island of Palomino you can take a ferry from Fajardo to the island. When you visit Puerto Rico make sure you take a day trip to one of these beautiful islands and enjoy the white sandy beaches, clear blue water, caves, hills and all that is Puerto Rico. How to buy real property in Puerto Rico

Puerto Rico law does not prohibit or restrict a foreign person from purchasing real estate in Puerto Rico. Under Puerto Rico law, the title is referred to as fee simple and can be by a purchase and sale, gift, inheritance, exchange or by adverse possession just as the United States does.

Fee simple entitles the owner to sell, transfer, mortgage, encumber, lease and/or use the property, subject to zoning regulations and recorded easements, covenants and other liens and encumbrances. Fee simple title can be acquired by a private contract between the transferor and transferee. However, if the parties wish for the transfer of title to affect third parties, the title must be transferred by a public deed executed before a notary public in PR.

A certified copy of this deed is then recorded  at the Registry of Property of Puerto Rico (the “Registry.”) Parties to a real estate transaction must pay stamps and recording costs upon the execution of a deed which is to be filed in the Registry, the cost of which depends on the amount of the transaction (such as the purchase price in a purchase and sale transaction). The rate is approximately $5.65 per thousand. Notaries in Puerto Rico have to be admitted to the practice of law and therefore, only lawyers may act as notaries in the legalization of documents that need to be registered at the Puerto Rico Registry of Property, such as deeds of purchase and sale.

The maximum allowable notary fee in Puerto Rico is 1% of the property value for the first US $500,000 plus 0.5% of the amount in excess of $500,000 and notary charges tend to be close to the aforesaid maximum allowable amount. Prospective purchasers and mortgagees may examine title with respect to a parcel in PR by examining the records of the Section of the Registry which covers the municipality where the parcel is located.

The title is usually examined by requesting a local title company to prepare a title study with respect to a parcel. The title study will show who owns the parcel, the liens, and encumbrances to which the parcel is subject and the priority of said liens, and any judicial or creditor liens that may be filed. A title study, if prepared properly, would reflect defects in the chain of title, if any. It is recommended that a person who acquires fee simple title or any other real property right that it does so by means of a public deed, and that a certified copy thereof is filed for recordation in the Registry.

The foregoing action, coupled with other requirements, would protect the acquirer as a “registered third party” from unrecorded rights and subsequent fraudulent sales by the seller/transferor. Also, it is typical in PR for an acquirer of fee simple title to obtain property title insurance. This insurance protects the insurers from damages sustained by reason of title to the property being vested other than in the insurer, any defect in or lien or encumbrance on the title, unmarketability of title, and lack of a right of access.
  • Documents Needed to apply for a loan for salaried employees:
  • Copy of the last two paycheck stubs showing year-to-date income 
  • A complete copy of the two previous years tax returns 
  • Copy of W-2 form for the past year
  • Copy of the three most recent account statements for all checking, savings or other asset accounts 
  • For self-employed persons a copy of the financial statements for the previous two years and year-to-date, including Profit and Loss statement
  • Copy of the last six months of business bank statements for corporation
  • Copy of the Municipal Patent and Incorporation Certificate
  • Copy of year-to-date Profit and Loss statement 
  • Original Social security award letter or Pension Award Letter 
  • A copy of the fully executed divorce decree indicating the amount of child support, alimony, etc

Property tax in Puerto Rico, real property is subject on an annual real property tax. Real property taxes are computed based on property values that date back to 1957-1958 (which was the last time that a general appraisal was conducted by the Government of Puerto Rico). The assessment is made as of January 1 of each year by the Municipal Revenue Collection Center (“CRIM”, for its Spanish acronym) by discounting the current fair market value (“FMV”) of the property to the 1957-1958 values. The rates, ranging from 8.03% to 11.83 %, of which vary depending on the municipality where the property is located.

The maximum allowable notary fee is 1% of the property value for the first US $500,000 plus 0.5% of the amount in excess of $500,000. Registration and filing fees Several fees must be paid to different offices such as the Municipal Revenues Collection Center (CRIM), Treasury Department and Registry of Property. These fees are minimal and are not expected to exceed 0.75% of property and mortgage value. Internal revenue stamps Internal Revenue Stamps are purchased to be canceled on the original of the deed of purchase and sale and first certified copy of the deed to be filed in the Registry of Property. The notary keeps the original while the certified copy is filed at the Registry.

Each party pays for their own lawyer. Puerto Rico Incentive Laws Puerto Rico already offers significant tax incentives and some tax credits for investors, individuals, certain manufacturing industries, hotel and tourism-related operations, agricultural activities, the film industry, international banking operations and many more.

Diving for Bulgao


Since our move to the Island, everything has become a new experience. What we have found is that there seems to be an abundance of everything around us. Seafood is one of them!




Besides all the awesome fishing and crabbing, there are the shellfish such as Bulgao. We had heard of Caracol soup before but never seen or tasted it before. 

Bulgao seems to be a type of sea snail that is found in the rocks along the shore. Most of the year this side of the island is pretty choppy and there are lots of rocks and coral. As the temperatures change the water along the cost settle. During these opportunities, the diver can snorkel and take advantage of trying to find these Bulgao. 

The Bulgao are difficult to spot. Their shell camouflages them into the rock coral and to make even more difficult they are buried into the holes. Needless to say my first experience was not fruitful in finding the Bulgao personally but was able to enjoy the excellent snorkeling along the coast. 

The reef is teeming with life and color. One tries to take it all in. At this time of year though it was still difficult to not get caught in the impact zone of the waves and one needs to be cautious of the strong rip currents. Shoes and pants are recommended due to all the rocks and coral.

Gozlandia Falls

There is a reason Puerto Rico is called the Isla del Encanto. With such a diverse topography and climate, it offers a plethora of activities and scenery to enjoy. After seeing so many beautiful beaches we wanted to try something different.

One of the things we enjoyed the most about Tennessee was the topography and climate. Puerto Rico's interior is very similar to its rugged terrain, steep hills, and scenic vistas. The Mountains of Puerto Rico are vast with an array of tropical foliage like Palm Trees, banana trees and giant dragon bamboo.

So we set out to a remote waterfall on the west coast side of the island in the little town of San Sabastian. A two-hour drive from San Juan gave us plenty of time to look out the window and enjoy each others company. As usual, there are unique little stops along the way for pictures and snacks.



The last 30-minute drive to the waterfall provided scenic overlooks and narrow winding roads. We arrived at the parking area, where there is a 5 dollar fee. There are a restaurant and bar on the premises and the falls are a short hike up and down the mountain.


There is nothing more relaxing than the intense sound of thousands of gallons of water pouring over the side of a giant rock! One can feel the stress just melt away. Just another check to add to the bucket list. We recommend this as another great day trip activity.


Cleanse your mind, body and soul in one of the many waterfalls in Puerto Rico

Puerto Rico has so many breathtaking views from the beautiful beaches, majestic mountains, grand caverns, and the breathtaking waterfalls. We decided on enjoying some nature today and we drove to San Sebastian to see the Gozalandia Falls.

While walking from the parking lot to the larger fall it seemed as though all of my senses were intensely heightened there were so many lush trees, flora, and the sounds of the many varieties of birds. Whilst walking closer to the waterfall you feel the many rocks and old tree trunks along the path. 

When you finally make it there it's just awe-inspiring to watch, listen and feel the water crash down on the rocks. While sitting at the base of the waterfall the cool clean water up to my chest I closed my eyes and listened to all of that nature had for me today it was like my mind, body and soul were cleansed. 

We then walked to the smaller waterfall down what seemed like 50 steep steps and when we got to the waterfall there were several families just relaxing in some beach chairs another family was grilling and several young men were swinging from a rope into the cool refreshing water.  If you're ever in San Sebastian we wholeheartedly recommend you take some time to visit these waterfalls.

Gustazo's (Caribbean Groupon) Discount Resource

Puerto Rico is truly the Island of Enchantment. With so many activities and things to do its hard to make a decision when time is so limited. If you are visiting Puerto Rico on a budget or not we all like to get good deals on activities, food, etc. 

When we first moved to Puerto Rico we were scouring Groupon to see if they had any deals here since we are Groupon junkies but couldn't find anything in Puerto Rico. So we google searched and found a site for Puerto Rico and the Caribbean called Gustazos. https://www.gustazos.com/

One of my favorite excursions was to the Barcardi Factory with my children. They gave us some history about the factory walked us through the fermentation process and took us to the tasting room where we got to taste six different rums that they carry. Paseo de Piñones



We recently moved to Puerto Rico to retire early and try our luck in the vacation rental industry. Behind our home is a scenic path known as the Paseo de Piñones.

Paseo de piñones is an 11-kilometer trail mostly on boardwalk and beach that is mostly level. Although it seems deceptively easy, sand pits and obstacles make for an exciting adventure. We like to think of it as a beach bike adventure. For us, some of the best times to go are during sunrise or sunset. The view and atmosphere are spectacular.

The Paseo begins at the beginning of PR-187. As soon as you go over the Boca de Congrejos bridge off to the left there is a sign that says welcome to Loiza. Turn left in here and you will find a bunch of Kiosk and restaurants.

Here you can enjoy local food such as pinchos of pork and chicken, empanadillas of lobster, crab, chicken, and beef, bacalaitos, alcapurria's and all kinds of seafood.

The trail will take you through a variety of scenic overlooks and exotic beaches and more kiosks. Around kilometer 11 the trail ends and you can continue on the off-road trail. If you're in a car this is for another adventure that we will soon blog about.

Smoking pork shoulder in Puerto Rico



Lechon Asado is some of the best pork we have ever had. It's slow-roasted pork that has been marinated overnight in creole spices and mojo! It's such a tradition and staple of the Puerto Rican culture, they even have a pilgrimage to some of the best lechoneras on the island. This pilgrimage is known as the Ruta de Lechon.  We encourage visitors to the island to take the Sunday afternoon drive to Guavate. It's a scenic drive with winding roads through the mountainous region of the island. 
We have had our fair share of Lechon since we have been here and were craving some old fashioned southern smoked BBQ pork. We have lived in Nashville, TN for the last 20 years and it was in Nashville at the age of 24 I was first introduced to Pulled pork. I was instantly hooked. There are several differences in the preparation and cooking of the pork shoulder. Most pulled pork recipes call for an overnight marinade of apple cider vinegar and apple juice. I'm, sure there are variations of this marinade, but these are the main ingredients. Next is the dry rub which is a mix of spices that is directly applied and worked into the pork shoulder. Lastly, the pork shoulder is placed in a smoker which smokes and cooks the meat over a period of time. Different types of woods can influence the smoky flavor of the meat.

Another aspect of southern BBQ is the BBQ sauce. Being the base marinade and preparation of the meat is the same, sometimes I have found the only difference to be in the Sauce. Every BBQ joint has there own unique blend of sauces with various levels of heat and spiciness infusion. In our version, we substituted some of the tomato bases with Guava Paste. This added a bit of Caribbean flair to our traditional southern smoked pork shoulder.

Day trip to Gilligan Island





We are always looking for new adventures and places to see and go! This last trip took us clear across to the other side of the island to Guanica. The rolling mountains and scenic vistas always make for an enjoyable trip. We are always looking for places to stop and check out.



Gilligan Island ferry is a quaint little Marina with a private ferry to the island. Its a picture perfect location meeting all the elements of an Island paradise. The marina is uniquely and interestingly decorated. They serve all kind of traditional Puerto Rican fares. The ferry departs every 30 minutes and is very easy and accessible to get to the island of Gilligan.



Once we arrived on the island we made our way to find a place to relax. The island is very small and there is no cars or stores. It's basically another exotic beach location. We went on a Saturday and it was very busy and difficult to find a spot. Nonetheless, we found a nice shady spot to set up camp.

The Island waters were warm, inviting and crystal clear. It was a great place to snorkel and was teaming with marine life. I would say this is a great place to fish too! After a picknick lunch and a few hours of lounging and snorkeling, we made our way back to the ferry launch.



Overall this was a great day trip! Be prepared to bring your own cooler and food and to stay all day! Bring a mask and snorkel too! If you stay with us here at Isla oasis we provide those free of charge! Just ask us and we hope to see you here in Puerto Rico soon!

Local Nightlife

If you're a person that loves music and dancing Luis and I have found a couple of places that you'll enjoy. One of them is in old San Juan it's called the Factoria. The ambiance here is electric. The weekend is the best time to go. The Factoria has several floors with many bar areas with an abundance of drinks to choose from. In the back of the building, there is usually a live band playing with people laughing, dancing and sweating their evening away. Don't be intimidated by all the great dancing going on because there are usually a couple of Damas and Caballeros teaching some dance moves. By the time we walked out of there we were covered in sweat from all the dancing it was so much fun!!! One small tip: It's very difficult to find parking in the area so we suggest that you take an Uber plus we don't want you drinking and driving.



The second place that we've enjoyed since our move to P.R. is La Plaza de Mercado en Santurce. Go here on a Friday or Saturday night. On the left corner of this Plaza there is a little place that sells the best $5 mojitos around they definitely don't skimp on the rum. The Plaza is filled with the energy of the visitors, laughing, dancing to the music the night lights in the trees make me think of fireflies floating around. Within footsteps, there are several other options for food and drinks. Highly recommend this place. Go see it for yourself.


Last but not least is Lote 23 also located in Santurce. Now if you are looking for a laid back place to take your date or a family night this is the place to be. There are picnic tables with umbrellas sprawled out all over for visitors to relax and enjoy their meals plus the aura from the lighting is spectacular in the evening. Lote 23 has a spectrum of food truck options from Puerto Rican cuisine to Italian and Thai. The last time we went there was a small stage with live music playing. Everyone was so friendly and the food was delicious. Hope you try these out on your visit and enjoy them as much as we did. Buen Provecho...
